LAS VEGAS, NEV., September 23, 2025 – Rockefeller Group, the U.S. real estate developer, owner and operator, announced today that it sold a recently completed 104,440 square-foot industrial distribution building in North Las Vegas, Nev. for $23.5 million. JLL’s Las Vegas industrial team of Jason Simon, Rob Lujan and Danny Leanos represented Rockefeller Group in the transaction. Cheyenne Industrial Park, located at 3130 N. Lamb Boulevard, features two buildings, a 104,440 square foot building and a 41,190 square foot building.
“We saw considerable interest in the 104,440 square foot building following completion earlier this year,” said James Wall, Director, Rockefeller Group. “In addition, we have had significant interest in Cheyenne’s 41,190 square foot building, mostly from local businesses, and are actively pursuing future industrial deals in the market.”
The building features 32-foot clear height, 18 dock high doors, two grade level doors, a 135-foot gated truck court, 105 auto parking stalls, 2,000-amps of power and 2,528 square feet of office space.
Cheyenne Industrial Park was designed by HPA Architecture with Martin Harris Construction serving as the general contractor. Both buildings feature six-inch floor slab thickness, LED lighting, TPO roofing, ESFR sprinklers, and evaporative coolers. Cheyenne Industrial Park is ideally located near the I-15 Freeway, minutes to Harry Reid International Airport (including FedEx and UPS hubs) and the Las Vegas Intermodal Yard. It is also within a one-day drive to 10 major U.S. cities and just under a two-day drive from Canada and Mexico.
