Tri-City Industrial Complex


Rockefeller Group developed a 19-acre parcel at 1333 S. Tippecanoe Avenue in San Bernardino, CA. The company demolished the existing 225,000 SF metal warehouse building in order to develop two buildings totalling more than 425,000 SF.

Project Highlights

The site is located in the Inland Empire, one of top infill markets in the country. The San Bernardino submarket is home to major industrial users and benefits from its proximity to Interstate 10, the major freeway leading from the Ports of Los Angeles and Long Beach to the Western United States.


In 2019, Rockefeller Group sold the fully-leased, 344,249 square-foot cross-dock industrial building at to Nuveen Real Estate. The building is leased by Home Chef (a division of Kroger, the largest supermarket chain in the United States) and Protempo, a global third-party logistics provider. The 81,286 square foot building was sold to 4F Capital.
