Rockefeller Group and Dallas-based Falcon Commercial Development are developing a 557,339-square-foot distribution center on 39 acres in Baytown, Texas.
East Bay Trade Center is located at 19454 Needlepoint Road and includes a 307,595- and a 249,739-square-foot cross-dock warehouse, both with 36-foot clear heights. The 307,595-square-foot building includes ±94 trailer parking spots, 176 auto parks and 68 dock doors with 4 grade-level ramps. The 249,739-square-foot building includes ±72 trailer parking spots, 127 auto parks and 53 dock doors with 4 grade-level ramps.
Houston-based Munson & Associates is the architect and FCL Builders, which is based in the Chicago area but has a Houston office, is the general contractor. Completion is expected in Q4 2025.

East Bay Trade Center is located approximately 15 miles away from the Port of Houston, which is one of the largest and busiest ports in the nation and is immediately west of State Highway 99, offering excellent visibility and immediate access from the highway. It is also just one mile south of Interstate 10, one of only three coast-to-coast interstates in the country. Needlepoint Road provides direct access from I-10 to the project, allowing for direct truck access from both SH-99 and I-10.
The Houston MSA continues to attract occupiers that are new to the market as companies expand their supply chains across the country. Also, Baytown plays a vital role as an energy export hub, with one of the largest industrial sectors in the U.S. and home to some of the top exporters of crude oil and natural gas.
