Home Chef Signs Lease for 206,398 SF at Rockefeller Group’s Tri-City Industrial Complex

Chicago-based meal delivery service to occupy newly-completed Inland Empire distribution center at redeveloped site

IRVINE, CA – March 5, 2019 – Rockefeller Group, a leading real estate developer, owner and operator, announced today that Home Chef, one of the largest meal kit delivery companies in the US with over 3.5 million meals delivered each month and retail distribution in more than 700 Kroger Family of Stores, has leased 206,398 square feet of distribution space at Tri-City Industrial Complex in San Bernardino, Calif.

Home Chef will occupy approximately 60 percent of the newly-completed 344,249 square-foot cross-dock distribution facility. The building is one of two buildings at Tri-City.  The first building at the complex, an 81,286 square foot building, was sold to 4F Capital upon completion in September 2018.

“Home Chef’s lease at Tri-City shows the strong demand for smaller spaces in in-fill locations like San Bernardino along the I-10 corridor,” said James V. Camp, Senior Vice President and Regional Development Officer for Rockefeller Group’s West Region.  “Rockefeller Group was able to redevelop the site by razing an outdated metal building and constructing two modern facilities that attracted an investor and now a major food distribution company.”

The property is located at 1445 S. Tippecanoe Avenue on a prominent corner of San Bernardino with immediate access to the I-10 Freeway.

“Throughout the redevelopment process, we worked closely with the City of San Bernardino and created a site plan that would attract quality tenants such as Home Chef,” said Marc Berg, Vice President and Regional Director for Rockefeller Group’s West Region.  “Judging from the strong activity to date, we are confident that the remaining space in the building, 138,851 square feet, will meet demand from prospective tenants.”

Chuck Belden, Kyle Kehner, Milo Lipson, Tim Pimentel and Ryan Velasquez of Cushman & Wakefield represented Rockefeller Group on the lease. Mac Hewitt and Tim O’Rourke of JLL represented Home Chef.  HPA Architects designed the project; Millie & Severson constructed the building and Thienes Engineering served as the project’s civil engineer.
