Modern Packaging Leases 106,216 SF at Industrial Building in Bay Shore, Long Island

– ProMach Product Brand to Expand to Rockefeller Group’s 55 Paradise Lane

NEW YORK, September 16, 2025 – Rockefeller Group, a leading real estate developer, owner and operator, announced today that Modern Packaging, a product brand of ProMach, a global leader in packaging line solutions, will relocate and expand its Long Island manufacturing to Rockefeller Group’s new industrial facility at 55 Paradise Lane in Bay Shore. Modern will lease 106,216 square feet of the 172,622 square foot building, or approximately two-thirds of the total space available. The company currently leases approximately 58,000 square feet at 505 Acorn Street in nearby Deer Park.

“Rockefeller Group is excited to add Modern Packaging to Bay Shore in our new, Class A industrial facility at 55 Paradise Lane,” said Phillip Golub, Director on Rockefeller Group’s Northeast team. “The building was designed with flexibility to accommodate multiple tenants and be used for both distribution and manufacturing. Modern’s use of the building as a manufacturing facility for packaging machinery is ideal and we are happy to collaborate with them.”

55 Paradise Lane offers Modern Packaging convenient access to highways and methods of freight distribution 1.8 miles from the Southern State Parkway, 3.6 miles from the Long Island Expressway/Interstate 495, and 4.2 miles from the Northern State Parkway.

Modern will enhance the facility with new office space, advanced fabrication equipment, dedicated assembly and testing areas, as well as warehousing infrastructure, with occupancy planned for Spring 2026.

55 Paradise was recently completed and includes 36-foot ceiling clear heights, 47.5’ X 54’ column spacing, 270 car spaces and 40 dock doors with an additional 40 spaces of trailer parking. The building also has capacity for 7,317 square feet of office mezzanine space and 21,280 sf of dry storage mezzanine space.   

Thomas Deluca, Nicholas Gallipoli, Frank Frizalone, John Giannuzzi, Austin Fitzpatrick, and David Frattaroli of Cushman & Wakefield of Long Island Inc. represented Rockefeller Group on the lease with Modern and is actively marketing approximately 66,400 square feet of additional space at the building to tenants in a variety of industries. Jordan Weidner at Cushman & Wakefield of Cincinnati represented Modern Packaging.

55 Paradise Lane was constructed by Aurora Contractors, designed by KSS Architects and engineered by R&M Engineering.
