Dentons Extends 210,000 SF Lease at 1221 Avenue of the Americas

NEW YORK, NY – August 9, 2016 – Dentons, the world’s largest law firm, has completed a 210,000-square-foot lease extension at 1221 Avenue of the Americas, the iconic Rockefeller Group skyscraper located on the west side of Sixth Avenue between 48th and 49th Streets. The Firm has occupied space in the midtown building since 1992 and extended its existing lease for floors 23 through 26, as well as a portion of the building’s concourse-level, through April of 2025.

Dentons was represented by a CBRE team including Lewis Miller, Andrew Sussman, Stuart Eisenkraft and Brendan Herlihy and by Dentons partner Kevin Groarke. The Rockefeller Group was represented by an in-house team led by Ed Guiltinan, Senior Vice President and head of leasing in New York, and a Cushman & Wakefield agency team led by John Cefaly.

The lease is the third at 1221 Avenue of the Americas following the 2016 completion of a major capital improvement program designed by Moed de Armas & Shannon that delivered a completely new building experience for tenants and visitors.  Highlights of the renovation include new entrances, side-street plazas with outdoor seating, a new street-level façade, interior stonework and lobby artwork.  Occupancy in the 2.5-million-square-foot, 670-foot tall building stands at approximately 93 percent.

First developed by The Rockefeller Group in partnership with McGraw-Hill and opened in 1972, 1221 Avenue of the Americas was designed by Harrison Abramovitz & Harris, the architects for all of Rockefeller Center. The building is distinguished by its large, efficient floor plates and expansive open-air plazas with public seating which surround the building on all sides. The 50-story property achieved Platinum-level Wired Certification from WiredNYC, an organization that ranks properties by their technology infrastructure, and is among the largest buildings in Manhattan to achieve LEED®-EB certification (LEED-Silver, 2014) by the U.S. Green Building Council.
