About the development
Rockefeller Group has completed Spartanburg 221, a 1.02 million-square-foot Class A distribution center on 89 acres in Spartanburg, South Carolina. Strategically located off Highway 221, just one mile from the I-85 Exit 78 interchange, this state-of-the-art facility meets the demands of modern industrial users.
Spartanburg 221 features 40’ clear heights, 56’ x 53’ column spacing, up to 530 car parking spaces, and 189 trailer stalls, expandable to 237. Construction began earlier this year and was completed in the fourth quarter of 2024.
The project was marketed exclusively by Campbell Lewis, SIOR, and Marcus Cornelius of CBRE, who are also leasing Rockefeller Group’s nearby Duncan Logistics Center, a three-building industrial project totaling 827,000 square feet.
The building’s design was led by Atlas Collaborative, with Pattillo Construction serving as the general contractor. Spartanburg 221 exemplifies Rockefeller Group’s commitment to delivering high-quality industrial properties in key logistics markets across the U.S.
