About the development

Rockefeller Group is developing Corsica Villas, two build-to-rent (BTR) communities totaling 152 townhomes in South Phoenix, the company’s first BTR communities in Arizona.

“Rockefeller Group is pleased to be breaking ground on Corsica Villas with Mosaic.  The project delivers two distinct communities to meet the increasing demand for rental homes south of Baseline Road and close to hundreds of thousands of jobs,” said Mark Singerman, Vice President and Regional Director for Rockefeller Group.

In June 2023, Rockefeller Group acquired two sites, approximately 1.75 miles apart, totaling 16.5 acres in Phoenix’s booming Baseline Road corridor. Corsica Villas at 20th St. and Corsica Villas at Euclid Ave. & 7th St.  will redefine luxury living with 152 townhome and carriage-style units.

Rockefeller Group has selected Mosaic, the nation’s leading BTR general contractor, as the general contractor to oversee all aspects of construction, including amenities, land development, and vertical construction for the Corsica Villas communities.

About the Units

Each two-story unit spans between 1,126 and 1,525 square feet and boasts unique features such as pet doors, private backyards, and impressive views of South Mountain Regional Park.  Catering to the modern renter’s desire for comfort and convenience, each unit features unparalleled privacy and convenient access to South Phoenix. The 20th St. location will feature 68 units with attached 2-car garages in 2- and 3-bedroom floor plans, while the Euclid Ave. & 7th St. site will offer 84 units including 2-bedroom carriage units with attached garages and 3-bedroom townhomes. Both communities will offer a full suite of amenities to residents including a heated pool, hot tub, playgrounds, dog parks, and open spaces.

The new light rail at nearby Central Ave. and Baseline Road is scheduled to open well before completion, projected for late 2025 or early 2026.
