Inland Empire Location Key Gateway for Distribution

Rockefeller Group developed a 19-acre parcel on S. Tippecanoe Avenue and Orange Show Road in San Bernardino, CA. The company demolished a 225,000 SF metal warehouse building in order to develop two new industrial buildings totaling more than 425,000 SF. Tri-City Industrial Complex Building #1 includes a 344,249 square foot cross-dock distribution facility that could be divisible to accommodate smaller tenants and Building #2 is an 81,286 square foot front-loading facility. The site is located in the Inland Empire, one of top industrial distribution markets in the country. The San Bernardino submarket is home to major industrial users and benefits from its proximity to Interstate 10, the major freeway leading from the Ports of Los Angeles and Long Beach to the Eastern United States as well as other major transportation infrastructure including the I-215, I-15, SR-91 and SR-60 freeways.

Rockefeller Group sold the fully-leased, 344,249 square-foot cross-dock industrial building to Nuveen Real Estate.  The building is leased by Home Chef (a division of Kroger, the largest supermarket chain in the United States) and Protempo, a global third-party logistics provider.  The 81,286 square foot building was recently sold to 4F Capital.
