Project Highlights

In 2012, Rockefeller Group completed the 325,000-square-foot BASF North American Headquarters at The Green at Florham Park in Morris County, N.J. The inspired exterior and interior designs represent the next generation of the modern workplace environment – a sustainable, efficient and collaborative space that serves to enhance productivity and attract talent.

The building was a signature component of the first phase of The Green at Florham Park, a 268-acre master-planned development approximately 30 miles west of Midtown Manhattan. At full build out, the Green at Florham Park attracted the training facility for the New York Jets, two buildings for Summit Medical Group, luxury rentals at AVE Florham Park, and an Archer Hotel.

Lobby

Located at 100 Park Avenue, the BASF Building boasts a welcoming and inspiring two-story lobby. The ground floor space serves as an extension of the outdoors and provides open space and natural light.

Nature

Nearly all of the interior spaces, which include 40 conference rooms, 25 team rooms, as well as training and innovation centers, overlook more than 10 acres of nature.

Materials

BASF-enabled construction solutions including insulation, zero VOC coatings, and sustainable concrete technologies helped lower energy use, improve sustainability and reduce water consumption.

Sustainability

The 90% open floor plan provides daylight that illuminates 75% of the interior space. An Under Floor Air Distribution ventilation system is a key sustainable feature of the building, providing 30% more ventilation and allowing employees to control their HVAC environment. The UFAD ventilation system was critical
to obtaining LEED® Platinum certification.

Energy Efficiency

Innovative construction methods and materials allowed the team to reduce energy demand by 20% over traditional construction. Features
include integrated energy-saving appliances, lighting, electrical and mechanical systems, a high-performance building envelope with an exterior insulation finishing system and SPF roofing systems.

Results

At completion, BASF’s North American Headquarters became the largest office building in New Jersey to be certified LEED® Platinum by the U.S. Green Building Council, and one of only five buildings in North America to achieve LEED® Platinum for Core and Shell as well as Commercial Interiors. With BASF’s focus on an open workplace, the design team at Gensler, the interior architect, was able to maximize daylight and views while minimizing reliance on artificial lighting. The building also has superior indoor air quality leading to higher worker productivity.

Low-flow plumbing fixtures and a rooftop rainwater collection system and onsite cistern reduce potable water demand by 40%. The landscaping strategy features native plants that require 85% less water — with no need for additional irrigation — while a porous pavement system used for the walkway allows storm water to pass through and replenish ground water. With long north-facing facades, exposure to the eastern and western sun is limited, while design elements including clear low-E glass, aluminum, stainless steel and a stone curtain wall, reduce energy usage for cooling and lighting. The upper three floors extend horizontally projecting 20 feet at both building ends, minimizing the building’s ground floor footprint while maximizing its usable area and providing shade below.

Rockefeller Group and BASF were recognized as Honorees of the Year by the New Jersey Chapter of the U.S. Green Building Council. The national construction magazine ENR selected the project as its Office Building of the Year for the New York region.
